A TP1 document is a legal form used when only part of a property or piece of land is being sold or transferred.

Section 106 (S106) is a legal agreement between a property developer and the local council, used during the planning process to make sure a new development helps offset its impact on the area.

Through an S106 agreement, a developer may be required to:

• Contribute money towards local schools, roads, or parks.
• Provide a share of affordable housing.
• Fund or maintain community facilities and public spaces.

In short: it ensures new developments give something back to the community and support local infrastructure.

As part of your TP1 agreement you have agreed then when you sell your property both you and the buyer will need to pay First Port for a management pack.

There are curerntly some issues where management packs can take a long time to arrive causing sales to fall through.

Management packs can cost £400-500 to produce.
